Your development is unique so a bespoke marketing plan is extremely important, here is an example of how we would progress with the sale or rental of a medium sized site off plan:

Stage 1

  • As part of our launch strategy at Christopher Stokes Land & New Homes, our marketing team will work on premium marketing assets—including professional photography, floor plans, and more—alongside an initial teaser campaign across our social media channels to spark early interest in the development.
  • Simultaneously, our dedicated New Homes Negotiators will begin a tailored, invitation-only service available exclusively the database created from initial marketing i.e. site advertising. This offers them the rare chance to secure a home off plan and to have the opportunity to choose some finishes.
  • Buyers engaging with our social media posts that are designed to create excitement for the development will also be introduced to this exclusive opportunity.
  • At this early stage, we intentionally limit access to detailed marketing materials, choosing instead to personally convey the unique value and exclusivity of the homes—creating genuine excitement and urgency.
  • Qualified buyers will then be invited to attend a private launch from our branch, ahead of the full public release.
  • To further strengthen interest and build trust in the development, our team will also activate a targeted email nurture campaign, designed to keep buyers informed, engaged, and emotionally connected to what’s coming.

Stage 2

  • Following the completion of our initial outreach to our exclusive database of qualified buyers, we proceed with a full market launch.
  • Your property will then be listed across all major UK property portals, maximising exposure to a wider audience. At this stage, all registered applicants within our network are alerted to the availability of your home, alongside active buyers browsing online platforms.
  • Once enquiries are received, our experienced and certified negotiators carry out initial qualification checks, including basic affordability assessments.
  • We then implement a strategic 10-day pre-launch period with no viewings—allowing interest to build. During this time, we prepare for a carefully timed Viewing Launch Event, designed to bring multiple interested parties together. 
  • This approach encourages competition and creates a strong sense of urgency.

Stage 3

  • Our previous marketing strategy is typically repeated when necessary. By this stage, we expect to have secured multiple formal offers on the development.
  • The sales will be passed to our dedicated sales progressors ensuring a smooth process
  • Timescales are strictly adhered to, particularly for any units reserved off-plan
  • The aim is to get all plots reserved and exchanged prior to build completion, giving a great result for your site!
